The site comprises two parcels of greenfield land which are roughly rectangular in shape. The parcels are split over an access road off Huddersfield Road which serves the new Saddleworth High School. The overall site totals at 3.24 hectares and is contained by an existing stone wall along Huddersfield Road and around the access road that splits the site.

The site slopes west to east towards Diggle Brook, with residential properties to the west and north, with open fields to the south. Towards the east lies the former Shaw Pallets office building which is a grade II listed building, with the Huddersfield Narrow Canal beyond the new high school development.
