The site falls within the development boundary of Willenhall, approximately 1 mile from the centre of Willenhall which lies southwest of the prospective development, providing good access to its local facilities and public transport connections. The site consists of industrial buildings now redundant and unoccupied, these have been inactive for several years and as such has become an eyesore and may be a potential for vandalism. It measures 3.35 acres / 1.36 hectares in size and has a gradual slope in the topography; falling to the south – eastern most corner an overall difference of approximately 2m across the site.
